The adjacency to a transport hub and the centre of the city, makes the area a valuable spot for diverse functions, the addition of a larger scale massing is necessary to relate in scale to the existing area beyond the flyovers to the sea. To upgrade the programmatic use of the area, the quality of urban space has to be of a high standard; a continuous coherent park-strip design; a variety of facilities, and mixing residential- with work-use will avoid monotony.


Strict programmatic zoning is replaced by new 24 hour-economy uses; a variety of business-residential use secures minimum use of the area at all times, a variation in scale of plot-sizes and -use for businesses, ensures diversity of commerce.
